Charlie Armstrong, SIOR works with all types of commercial real estate, but specializes in industrial real estate, handling acquisition, disposition, sale-leasebacks, corporate service and consulting assignments. Charlie works with clients on a local, national and international basis and as a single point of contact through one of NAI's 340 offices around the world. ? Extensive background working directly with manufacturing plants and distribution properties. ? Multi-million dollar producer marketing industrial properties ranging from 10,000 – 935,000 square feet. ? Previous President/CEO of C.E. Armstrong & Sons Co., a full service industrial multi-branch, distribution company serving a three-state area. ? Commercial and multi-family real estate investment background. Armstrong has been awarded NAI Ruhl Commercial Company's "Top Producer" award in 2005, 2007 and 2013" and the "Top Lister" award in 2001, 2003, 2011 and 2014. He has received the company's Excellence in Customer Service Award for 2001-2014. He was a member of the NAI Gold Club in 2005 and 2006 and received the NAI Global 2006 Top Producer Award for US Tertiary Markets.

Background & Experience

Armstrong has an extensive background working directly with manufacturing plants and distribution properties. Prior to joining NAI Ruhl & Ruhl Commercial Company, Armstrong was President-CEO of a regional full-service multi-branch industrial distribution company serving a three-state area. He has been active in numerous civic, charitable and professional organizations at the local, state, and national levels. Armstrong has served as an officer and board member for many of these organizations including the Industrial Distribution Association, President of Central States Industrial Distributors Association, President of Rotary Club of Clinton, President of the Clinton Family YMCA, the Iowa Group for Economic Development, the Iowa Future Project, Junior Achievment, United Way and the Clinton Area Development Corporation. Armstrong has also served as a board member for several banks and a regional bank holding company. Armstrong most recently was a founding board member of a De Novo start-up bank.

BA degree from the University of Wisconsin at Madison.

He is the NAI Business Manger for NAI Ruhl & Ruhl Commercial Company and also serves on the NAI Industrial Council and the Quad City Area Realtors Association.

Transaction History

Armstrong recently represented a national real estate trust in the sale of their 935,332 SF central distribution food grade warehouse in Milan, IL and leased up approx. 500,000 SF prior to the sale. He also represented International Paper Company in the sale of their 790,000 SF packaging plant in Clinton, IA. Prior to this sale, he handled multiple leases in this same facility totaling 494,186 SF and represented both IP and the tenant in each of these transactions. Other clients include Airborne Express, xpedx, Allied Waste, GMH Capital Partners, Exide Corporation, Brazeway, Inc., American Red Cross, United Construction, Jacobson Companies, Johnston Industries, Greater Peoria Airport Authority, Regal Beloit Corp., Collis Tool Corp., U.S. Bankruptcy Court, United Building Centers, Robinson Steel, Inc., Loomis Fargo & Co., Valspar, Inc., Regency Companies, 1031 Solutions LLC, U.S.Bank and Chase Manhattan Bank.
